The first step to understanding damp or mould — safe, simple, and completely independent.

A Non-Invasive Survey is the quickest, clearest way to understand what’s really happening inside your property without drilling, opening walls or causing any disruption. Whether you’re a homeowner noticing early signs of mould, a landlord receiving tenant complaints, or a housing provider needing fast, evidence-led assessment, this survey gives you the clarity you need to make informed decisions.

At JAG, our surveys are fully independent, meaning every finding and recommendation is based on evidence, not upselling. You’re free to use any contractor you choose, and you’ll still have a complete schedule of works to follow.

Who This Survey Is For

A Non-Invasive Survey is ideal if:

  • You’ve noticed mould or damp but don’t know what’s causing it
  • Tenants are reporting issues and you need clarity before instructing work
  • You want a fast assessment before buying or selling a property
  • You’re unsure of the cause is condensation, leaks, cold spots or poor ventilation
  • You want clear, unbiased guidance before committing to any repairs

This survey is perfect for flats, houses, student lets, HMOs, care homes and social housing properties.

What’s Included In A Non-Invasive Survey

Your surveyor will complete a non-disruptive inspection using advanced diagnostic tools to identify the likely causes of damp, mould or condensation in a specific area of your property.

Your Survey Includes:

Thermal imaging to detect hidden cold spots or moisture patterns

Moisture readings across walls, floors and ceilings

Relative humidity and dew point readings

Ventilation assessment (including extractors, trickle vents and airflow behaviour)

Visual inspection of the building fabric

A home-use assessment to identify everyday factors that may be contributing to damp and mould.

Review of heating, insulation and property layout

All findings are explained clearly: no jargon, no confusing data.

How It Works

1. Book your survey

Choose a time that suits you or, alternatively, let us arrange access directly with your tenant.

2. Surveyor visit

A friendly, respectful surveyor examines the affected areas and the wider environment to uncover patterns and possible causes.

3. Diagnostic assessment

Using moisture meters, thermal cameras and humidity tools, we map out what’s happening and why.

4. Your report (within 72 hours)

You receive a clear, plain-English report with photos, findings and recommended actions.

5. Optional next steps

If needed, we can provide safe mould removal, root-cause repairs or PRV testing — but there is no obligation to use us for further work.

Example Findings

Your report may uncover issues such as:

  • Condensation from inadequate airflow
  • Excess humidity in bedrooms or bathrooms
  • Cold bridging causing recurring mould patches
  • Penetrating damp from external defects
  • Blocked or insufficient extraction
  • Hidden patterns suggesting further investigation

Where needed, we advise when an Invasive Survey is recommended, but only if absolutely necessary.

FAQs

How long does a Non-Invasive Survey take?

Typically 1 to 3 hours, depending on the size of the property and the areas being surveyed. Please note this is not a full property survey.

Do you need access to every room?

Ideally yes, but we can still provide strong findings if some areas are restricted.

Is this enough to diagnose the cause?

In most cases, yes. If hidden leaks or structural issues are suspected, we will explain why and discuss the option of an Invasive Survey.

Will I understand the report?

Yes. Everything is explained in plain English with photos to support the findings.
