Post Remedial Verification Testing

Independent Testing That Confirms A Property Is Safe After Remedial Works Are Complete.

When mould removal or repairs have been completed, the most important question is simple: is this space safe to use again? Has the mould been removed?

Post Remedial Verification, also known as PRV testing, provides a clear, science backed answer. Through air sampling and surface swabs, analysed by an accredited laboratory, JAG confirms whether airborne mould spores and surface contamination are within safe levels. The result is practical reassurance for care homes, housing providers, landlords, commercial clients and homeowners who want proof, not guesswork.

Who PRV Testing Is For

Care homes and CQC regulated environments

Managers and owners need documented proof that rooms are safe for elderly and vulnerable residents and that hygiene standards are being met.

Housing associations and local authorities

Social landlords must act in line with Awaab’s Law, close damp and mould cases properly and show that homes are safe before re letting.

Private landlords and letting agents

PRV testing provides clear evidence for reassurance and sign off but is not suitable for legal or disrepair cases, where a legal disrepair or defect liability survey would be required.

Commercial properties

Offices, gyms, nurseries, hotels and schools need to maintain safe indoor air quality and demonstrate responsible management of environmental risks.

Homeowners

People who have experienced mould or musty odours often want reassurance that the problem has been fully resolved and that the air is safe for children, elderly relatives or anyone with respiratory sensitivities.

What PRV Testing Confirms

PRV testing answers four key questions.

1

Has the mould remediation worked?

Testing confirms whether mould levels are consistent with a safe, normal indoor environment.

3

Are the surfaces clear of mould?

Swab tests identify any lingering contamination on walls, ceilings or key contact areas.

4

Can the room or property be safely reoccupied?

Results allow you to sign off rooms with confidence.

How Air and Surface Testing Works

Assessment and planning

We review the treatment or repair history, identify the areas that need verifying and agree the testing plan with you.

Air sampling

Using calibrated micrometer air pumps, we draw air through specialist cassettes that collect airborne spores. These samples are then sent to an accredited laboratory for analysis.

Surface swab testing

Where relevant, we take sterile swab samples from surfaces that were affected by mould, such as walls, ceilings, skirtings or around ventilation points.

Laboratory Analysis

The results show whether levels are typical, elevated or significantly raised compared to expected norms.

Plain English Report and PRV Certificate

We translate the scientific findings into clear language. You receive a written summary, explanation of spore levels and what they mean, confirmation of whether the space is considered safe and any recommended follow up action.

For organisations, this report functions as a PRV certificate or formal verification of safety.

Benefits of PRV Testing

JAG carrying out PRV testing

Confirms that remediation has worked

You get independent confirmation that mould has been successfully removed and that the air is safe.

Ensures areas are safe to reoccupy

Rooms can be signed off with confidence because airborne spores and surface contamination have been checked and assessed.

Protects landlords and organisations legally

PRV results can demonstrate that you acted responsibly, completed appropriate works and ensured a safe environment. This is useful for Awaab’s Law obligations, housing disrepair cases, insurance claims, tenancy disputes and CQC inspections.

Detects hidden or lingering mould

Even when a room looks clean, spores can remain in carpets, fabrics, ventilation systems, insulation, wall cavities or ceiling voids. PRV testing reveals issues that the eye cannot see, before they escalate.

Provides peace of mind for residents

Parents, elderly residents, people with asthma or allergies and anyone with health concerns feel reassured knowing the property has been checked professionally.

Independent and unbiased

Unlike some contractors, JAG provides testing without using it as a way to sell extra work. This builds credibility and trust with both residents and property owners.

Typical Use Cases

A housing association completes mould treatment and repairs in a tenant’s flat and wants evidence for the file and for Awaab’s Law compliance.

A care home needs confirmation that a resident’s bedroom is safe before they return after remediation.

A landlord wants proof to show a tenant and insurer after completing works in a rental.

A school or nursery has repaired a leak and needs reassurance about air quality in classrooms.

FAQs About PRV Testing

What is PRV testing?

PRV stands for Post Remedial Verification. It means testing the air and surfaces after mould removal to confirm that conditions are safe.

Do I need PRV after every mould treatment?

It is strongly recommended for vulnerable residents, rental properties, HMOs, care homes and commercial sites where evidence and reassurance are important.

How long does testing take on site?

Most visits take between 20 and 60 minutes depending on how many rooms are being tested.

How long do the results take?

Laboratory results are usually available within around 72 hours, after which we provide your written report.

Do I need to leave the property during testing?

No. Testing is completely safe and non intrusive.

Do you test for harmful mould?

The lab identifies the types of mould present and their concentration. We then explain what this means in practical terms for your property and occupants.
